Tenant & Vacancy Questions

No. We simply specialize in residential properties. We can manage single-family, duplexes, triplexes, 4-plexes, and apartment properties in Jacksonville and surrounding areas.

We will help you decide with a free, no-obligation analysis. The market analysis considers average rents in the area and the condition, location, amenities, etc. The analysis will require specific property details, including year built, size, and address.

Pursuit represents the owner's best interests in the instance of an eviction. We have a dedicated eviction and collections attorney that assists, should that situation arise.

In most instances, within 21 days. It is often a speedy process because we have qualified applicants on a waiting list, advertising resources that we put to work for you, and we put great effort into marketing the property at an attractive and competitive price point.

Yes. We offer a convenient direct deposit option each month.

We charge 50% of the first month's rent. We charge 25% when there is a lease renewal.

Yes. One of the property management solutions we offer is helping owners find tenants while still allowing them to manage their property's day-to-day operations. Pursuit can assess and market the property, screen tenants, handle the lease and security deposit, collect the first month's rent, and document the move-in. Then we simply return the property to you for daily management. Call us for more information/costs related to tenant-placement only services.

No. We are only paid when there is a tenant in place.

Yes. We carefully screen all tenants before we lease them your property. We check credit, criminal, work, & rental history.

Our carefully screened tenants know they are responsible for any damages they caused or their guests have caused. Our lease agreements ensure that tenants understand they are responsible for taking reasonable care of the property.

Contract and Service Questions

Yes. Pursuit's management services mean we can obtain higher rents as well as reduce delinquency. We also have a long list of qualified technicians and contractors who provide us discounts and priority for repair services. Utilizing streamlined processes and access to background checks reduces vacancy time and promotes longer staying, screened tenants.

No. We work for you, and you set all parameters not defined by law or as otherwise agreed upon in the management agreement.

For full service management, our fee is $159/month per property. Our management fee varies depending on the other type of services you are requiring. Give us a call, and we'll try to understand your goals to meet your needs.

We require a 30 day written notice. Termination may be subject to a $250 termination fee, should proper notice not be provided.

No! We get paid only when you get paid. There are no upfront costs or charges.

Yes. We will communicate regularly during our contract. We will contact you at reasonable times to discuss repairs or maintenance items and notify you of any tenant requests to vacate. All monthly payments will include a summary of any applicable activity on the property. You can always use our Owner's Portal to keep track of your property as well.

Security Deposit Questions

Yes. Our policy is the security deposit is either equal or greater than one month's rent. Granted we have your permission to allow pets, then we will charge an additional one-time pet fee (no deposit) and typically a slight increase in monthly rent.

No. In compliance with Florida Law, the tenant's security deposit is kept in a dedicated escrow account managed by Pursuit. Upon a tenant vacating the property, an inspection will occur that documents the condition of your property. Damages exceeding normal wear and tear are deducted from the security deposit. The balance will be returned to the tenant within 30 days of move out.

Repairs and Maintenance Questions

Yes. We notify the property owner of major repairs by phone or email. Our current management agreement outlines the "cost-to-repair" threshold that we follow for what constitutes a big repair needing your approval for. Other minor repairs will be detailed in your monthly statement and in the portal.

Yes! We conduct interior inspections at all move-ins, renewals, move-outs and at random intervals, as needed. We ensure tenants are held accountable for deficiencies.

We do! Our team utilizes a 24/7 on-call maintenance system that resolves, escalates, or requests orders for any maintenance calls. We partner with an extensive network of talented technicians and contractors to make repairs as soon as possible for both emergent and non-emergent calls, as subject to Florida Law.

Yes. At least $400 is required per managed property. These funds will be held in the management account by Pursuit. We require these accounts to be established at the time of executing the management agreement.

Legal Questions

No. Owners remain responsible for insurance coverage. If you need assistance in insuring your property, we can refer you to the best in Jax. We do also ask to be named as an additionally insured party on the policy.

Yes. We stay current on all new legislation relating to income-producing real estate. Also, we are required to take continuing education courses as directed by the Florida Real Estate Commission.

As the owner, you are responsible for payment of any dues or assessments to a homeowner's association. We can, however, aide in resolving most violations (such as yard work) by coordinating with the tenant(s) or local vendors.
